House rules in English for Sameiet Kragskogen Terrasse
Note! If these rules differ in any way from the Norwegian text, it is the rules in the Norwegian text which should apply.
1.1 Skis, bicycles and sledges shall not be left in the stairway room. They shall be placed in the outdoor store room or in the owners private store room. Baby carriages can be placed at proper places in the first floor.
1.2 Soccer, biking or other kinds of playing must not disturb the people who live here or create damage to the vegetation or the buildings.
1.3 Fixed flag poles, antennas, signs and similar items can only be put up on the board's approval. Similarly shall expansion of the apartments, planting of the common areas be approved by the board.
1.4 It is not allowed to litter the stairways, the garage or any of the property. It is not allowed to make excessive noise in the stairways.
1.5 The doors to the store rooms shall always be locked. The exit doors shall be locked after 22.00 and they shall also be locked in the winter. The people who live in the apartments can agree between each other if they want the door to be locked during daytime.
1.6 Use of fire is not allowed in the basement or in the store rooms.
1.7 Regulation for barbecue.
Only electric grill or gas based grill is allowed for barbecuing. It shall always be made under surveillance and in long distance from other flammable materials. Water or a fire extinguisher shall be held close to the barbecue in case of fire.
In general shall considerations to neighbours be taken into consideration when barbecuing.
2. Regulation for silence in the apartments
Everyone is responsible for that the use of the apartment is not of disturbance for the neighbours. Especially shall consideration to rest and sleep be taken seriously. Everyone has the right to silence from 23.00 to 07.00. During these hours must everyone be careful when it comes to the use of music instruments and radios, any noises singing and music must be avoided. Especially noise like hammering, drilling and carpentry shall be avoided after 20.00 and during church time. If a party is planned you should warn your neighbours.
3. Keeping a pet
3.1 If you keep a dog or a cat the board should be informed.
Permission to keep a cat is given if they are marked and being kept indoors, or being held in a rope.
Those who already had a cat will be allowed to keep it if it is marked or wears a sign.
3.2 Keeping a pet must not disturb neighbours or other people at the property of the condominium.
3.3 Animals shall always be kept in a rope at the property of SKT of a responsible person and be kept far away from sandboxes and playing fields. The owners must assure that their pet does not enter other people's terrace.
3.4 Talking the pet for a walk should be done outside the property of the condominium. If the pets leave anything at the property, it should be taken away immediately.
3.5 The board can deny people to keep their pet if the board finds it necessary on behalf of the other neighbours or if rules for keeping a pet are not followed.
3.6 The board has authority to catch and relocate pets that are not being kept in a rope and kill and relocate pets which is not marked with the owner's name.
4. Cleaning and bee.
4.1 Residents shall clean the stairways and common areas when it is his/hers week to clean it, preferably it should be washed Tuesday and Friday. The entrance is cleaned of the resident in accordance with the washing list.

4.2 If one wishes to dry the laundry outside it should be placed so low on the terrace that it is not visible or disturbs the neighbours. Neither should the terraces be used for cleaning or beating carpets or other clothes.
4.3 Garbage
The trash rooms shall only be used for ordinary garbage. It shall be wrapped in small plastic bags so bad smells does not evolve.
4.4 Drains
Residents are responsible for that drains on the terrace does not stops and causes water damages.
4.5 Water tubes
Water taps to the washing machines should be closed after use. Damage in the apartment caused by carelessness, must be paid and fixed by the owner.
4.6 Bees in the condominium and payment if not met
The rule was removed at the 3rd of April 2003.
5 Garage/Driving and Parking
5.1 Buy/rental and use of garage
The garage places shall not be used to place old car wrecks and other garbage. The board can order a cleaning of the place at the cost of the owner. Large reparations and cleaning of the car is not allowed in the garage. Highest allowed speed in the garage is 15 kilometres per hour. The car shall have its lights on when driving in the garage. Double parking is not allowed. It is not allowed for kids to play in the garage. A sale, rental or change of garage place should be reported to the board.
5.2
Guest parking and parking lots outside
The guest parking should mainly be used for visitors. The board can order removal of car wrecks, trailers and camping wagons as well as cars which is not in use.
In the case of extraordinary conditions which can violate these rules the owner must make and appointment with the board.
If a car, car trailer or a camping wagon is being removed, shall the following method be used.
1. A warning that the vehicle wants to be removed by the board shall be placed on the vehicle and in all the stairways in the condominium.
2. If the vehicle is not removed within two weeks the board can order removal at the cost of the owner.
5.3 Driving and parking is not allowed on the road between the buildings. Except from this rule is ..
6 Sale, trade or rental of apartment
6.1 Sale, change or rental of apartments shall be reported the board before moving
6.2 Building changes of apartments must be done in accordance with building regulations.
7 Responsibilities
7.1 The resident has a responsibility for that these rules are followed. The resident is responsible for any damage caused by not following the house rules or the lack of cautiousness.
8. Rented or unoccupied apartments.
8.1Also in the case of rental the owner is responsible for obligations for that specific apartment, which also includes financial responsibility which is due to the lodger's situation.
8.2In case of renting out the apartment is it added 100 Norwegian crowns to the monthly house bill as a solution to the increased costs it creates for the condominium.
8.3 The owner of the apartment must through a contract with the lodger be sure to inform the owner about information on boards.
8.4 The owner has responsibility for regularly looking over the apartment also when it not is being used. For instance by monthly visits or if the caretaker after appointment has entrance to the apartment. The drain at the terrace must be open, water locks in the apartments must be in function and heating must be controlled during the winter time.
If not the caretaker or neighbours have entrance to empty apartments, or if the owner could be called upon fast, the condominium have the right to break in to the apartment when it is necessary in order to secure the values of the condominium.
If such a break in is done, the apartment is secured afterwards and the owner is being noticed via a letter. The costs not covered by the insurance is being covered by the owner.
9. Every matter which should be treated by the board should be written on a paper. Unanimous requests will not be considered. A complaint about a neighbour for violation at the housing rules or other irritating behaviour should be directed to the neighbour. If this does not help the board should be contacted.
9.2 Messages from the board or OBOS by a letter or similar should apply in the same way as these rules.
